Guide
First-time buyer? Start here
Buying your first home involves lots of new terms. Here's what your conveyancer does and how to compare quotes fairly.
The basics
Your conveyancer handles the legal side of buying: checking the property's title, ordering searches, reviewing the contract, reporting to your lender and registering you as the owner.
Gifted deposits
If family are giving you money towards your deposit, the firm must check where it came from. Most firms charge a fee for each person gifting money — tell us how many donors there are and we'll include it.
Shared ownership and new builds
These usually involve extra work and deadlines. We'll ask about them so quotes include the relevant supplements, or flag when a manual quote is needed.
First-time buyer tax relief
First-time buyers may qualify for relief on Stamp Duty Land Tax in England. Wales has different rules for Land Transaction Tax. Use the official calculators to check — ConveyMatch doesn't calculate tax.
Property tax is separate and is not included in any conveyancing quote. Check what you may owe using the official calculators: HMRC Stamp Duty Land Tax calculator (England) and Welsh Revenue Authority Land Transaction Tax calculator (Wales).
