Costs
How much does conveyancing cost?
There's no single price. Your bill depends on the property, the price, your lender and any extras — so the honest answer is to compare real quotes.
We don't publish averages, because a figure that ignores your property's price, tenure and lender can be misleading. Instead, here's what goes into the total.
The parts of a conveyancing quote
- Legal fee — the firm's charge for the work, usually banded by property price. Plus VAT at 20% if the firm is VAT registered.
- Supplements — leasehold, new build, shared ownership, acting for your lender, each gifted deposit, ID checks, bank transfers, and the Stamp Duty or Land Transaction Tax return.
- Disbursements — searches, HM Land Registry fee and other third-party costs. VAT varies line by line.
What pushes the price up for first-time buyers?
- Gifted deposits — firms usually charge per donor.
- Lifetime ISA or Help to Buy ISA bonuses.
- New build or shared ownership purchases.
- Leasehold flats.
What's not in the quote
Property tax, leasehold management packs, indemnity insurance and unexpected extra work. Full detail in fees explained.
Property tax is separate and is not included in any conveyancing quote. Check what you may owe using the official calculators: HMRC Stamp Duty Land Tax calculator (England) and Welsh Revenue Authority Land Transaction Tax calculator (Wales).
