Choose Commercial at the start of the quote form. Only participating firms that offer commercial conveyancing, cover your area and transaction, and have an approved commercial fee schedule can show an instant price. Home-moving fees are never reused for commercial work.
When no firm has approved commercial pricing for your details, you'll see a manual enquiry form instead. You give consent, our team reviews the enquiry, and we pass it to one eligible firm only. The firm must accept and carry out its own checks before anything is confirmed.
What affects commercial fees
- Whether you're buying, selling, or granting or assigning a lease
- Freehold or leasehold, and whether the property is tenanted
- Commercial lending, and the lender's own requirements
- VAT on the property price, SDLT or LTT, and specialist searches. These sit outside the conveyancing fee.

England and Wales only. Scotland and Northern Ireland have separate legal systems, so we can't take enquiries for property there.
