Conveyancing when you're buying
Your conveyancer makes sure you get good legal title to your new home and that your money is transferred safely.
What your conveyancer does
- Checks your identity and the source of your funds
- Reviews the draft contract and the title to the property
- Orders searches (local authority, water and drainage, environmental and others)
- Raises enquiries with the seller's conveyancer
- Reports to you and to your mortgage lender
- Exchanges contracts, completes and registers you as the owner
- Submits your Stamp Duty Land Tax or Land Transaction Tax return
What affects the price
The purchase price, whether the property is leasehold, whether you have a mortgage (the firm then also acts for your lender), and features such as new build, shared ownership or gifted deposits.
Mortgage lender panels
Lenders only let approved firms act for them. If you're using a mortgage, ConveyMatch only shows firms that have confirmed they're on your lender's panel. If your lender isn't in our list, we'll ask you to request a callback so the panel can be checked manually.
Property tax
Property tax is separate and is not included in any conveyancing quote. Check what you may owe using the official calculators: HMRC Stamp Duty Land Tax calculator (England) and Welsh Revenue Authority Land Transaction Tax calculator (Wales).
