First-time buyer conveyancing quotes

Buying your first home in England or Wales? Answer a few questions about your purchase and compare itemised quotes from checked conveyancing firms that cover your area and your lender.

Get your quotes in a few minutes

Tell us the property price, postcode and your lender (if you know it). We'll show only firms that are approved, accepting work and able to act for your transaction — with legal fees, VAT and disbursements itemised separately. No account needed.

What your quote includes

  • Legal fees and VAT — shown separately from disbursements, so you can compare like-for-like.
  • Itemised disbursements — searches, Land Registry fees, ID and bank transfer charges.
  • First-time buyer extras — gifted deposit checks, Help to Buy ISA or Lifetime ISA bonuses, new build and shared ownership supplements are asked about up front, so quotes reflect them.
  • Lender panel check — your conveyancer must be on your mortgage lender's panel. Tell us your lender and we only show firms that have confirmed it. Not sure yet? You can still compare and verify panel status before you choose.

Property tax (Stamp Duty in England, Land Transaction Tax in Wales) is never included in any conveyancing quote. First-time buyers may qualify for relief — check the official calculators below.

Looking for conveyancing near me?

Conveyancing is handled by phone, email and post, so the right firm doesn't have to be on your high street — but it does need to cover your property's area and your lender. Enter your property's postcode in the quote form and we'll only show participating firms that can act on your area and transaction. This is a limited panel of checked firms, not the whole market. You can also check which firms have confirmed your lender on our lender panel pages.

Before you compare

  • Have the property price and postcode ready.
  • Know whether the property is freehold or leasehold (the estate agent can tell you).
  • Note your lender's name if you have an agreement in principle.
  • Count anyone gifting you deposit money — firms usually charge per donor.
